Price ( ): € 47,000

CHV54

Two traditional stone houses with land located in an abandoned hamlet.

Price:  47.000 Euros.

Description:

Complex of two beautiful stone houses in traditional Galician architecture, both set on the edge of an abandoned hamlet in the southeast of the Lugo province. The houses are in good state of repair and do require interior renovation works. The property includes around 15.000 m² of land divided into numerous smaller plots, some of them adjacent to the houses. The views are marvellous, overlooking the mountains near the Caurel natural park, with its spectacular landscape of leafy woods. The nearest main town with all necessary amenities is Quiroga, at approx. 15 minutes by car away.

Distribution:

Both houses are completely stone-built and do include a typical wooden balcony.

House 1:

You enter the property through a typical passage under the house, very common in this part of Galicia. Above the passage is the living / dining room measuring around 30 m². In the courtyard between both houses exterior stairs lead to the pretty wooden balcony and the entrance on the first floor. This floor comprises 40 m² of living space with an old kitchen with a typical “Lareira” = (an old stone kitchen floor with hanging pot), a bathroom and one bedroom. The ground floor comprises a wine cellar measuring 40 m².

House 2:

This house is also fully stone-built, on two floors and in good state of repair, without being used for living. The ground floor comprises 85 m² with cellars and animal pens. Exterior stairs lead to the first floor with another pretty wooden balcony surrounding the house. This floor comprises further a hall (3 m²), a spacious living / dining room (50 m²) and two bedrooms (20 m² and 12 m²).

Conditions:

The buildings are in good state of repair and are mainly in need of interior renovations. The typical slate roof tiles and the roof structures are sound and don’t need any work. Electricity and telephone needs to be connected. The thick stone walls are solid and the interior parts of the houses are in need renovations. Necessary are for example to repair the wooden floors, (an optional) new room distribution, new electricity installation and wiring, plumbing, bathroom(s), a septic tank, a fitted kitchen, some new doors and windows, etc.

Measurements:

House 1: 40 + 40 + 30 m² = 110 m².

House 2: 2 x 85 m² = 170 m².

Land:

The property includes around 15.000 m² of land, divided into numerous smaller plots with pasture, woods, trees, etc. Some of these plots are adjacent to the houses.

Location: The hamlet is located in the southeast of the Lugo province, very close to the Caurel natural park. Here you can find a beautiful area, with nature everywhere, leafy woods, crystal clear river streams and tiny characterful hamlets. At about 15 minutes away by car you can find the main village of Quiroga, with all necessary amenities (shops, supermarkets, a bakery, a pharmacy, a medical centre, banks, a primary school, bars and restaurants). The wines in this area with a pleasant microclimate are of very good quality, most of them made from Mencia (red) and Godello (white) grapes. You can even find in this area olive trees, with a local distribution of olive oil.

At approx. 20 minutes by car you can visit the charming historical town of Monforte de Lemos. This small city offers a local hospital, supermarkets and hypermarkets, all kind of shops, good restaurants, pubs and bars, a lively night life, etc. This town was an important centre during the middle ages and many important monuments are testimony of its history. Worth to visit are for example the huge 17th century building of “El Cardenal” (with some paintings of El Greco in a museum), the castle, palace and monastery of the count of Lemos (today a “Parador”, by the state owned Hotel), the convent of “Las Clarisas” with an important museum of sacred art, the old Jewish quarter and the medieval bridge over the river Cabe.
